If you search for someone to buy your house for cash, you’ll probably find plenty of options. Some are local companies based right here in the Metairie area, while others are large national companies advertising in cities all across the country.
On the surface, they may sound pretty similar. Both might say they buy houses as-is, make cash offers, and can close quickly.
But there can be a big difference in who you’re actually dealing with and how well they understand your property.

You can have two houses only a few blocks apart with very different values.

We also have property types that someone unfamiliar with the area may not fully understand—from shotgun doubles and raised houses to historic properties and homes that have been renovated several times over the decades.

We understand that an old New Orleans house might have foundation issues, outdated electrical, termite damage, unpermitted work, an old roof, or repairs left over from previous storms.

Location matters everywhere in real estate, but Metairie can change quickly from one neighborhood or even one block to another.

This is one of the biggest questions I think homeowners should ask any cash home buyer.
Are you actually buying my house, or are you trying to find somebody else to buy it?
Not every company advertising “we buy houses” operates the same way.
Some companies generate leads nationally and then pass or sell those opportunities to investors in the local market. Others may put a property under contract and try to assign that contract to another buyer.
That doesn’t automatically mean there is something wrong with the transaction. Wholesaling and assignment contracts are legitimate parts of real estate when handled properly.
But as the homeowner, you should understand who you’re dealing with and what happens after you sign the agreement.

You Can Actually Talk to Someone Who Knows the Property

When something unusual comes up, experience with local title companies, contractors, attorneys, permitting requirements, and real estate practices can make a difference.
Sometimes the hardest part of buying a house isn’t agreeing on the price. It’s figuring out how to get from the agreement to the closing table.
Look Beyond the Offer Price
If you’re comparing cash offers, don’t automatically assume the highest number is the best deal.
Ask questions.
Who is buying the property? Is the offer actually cash? Are there inspection or financing contingencies? Are there fees or commissions? Who pays the closing costs? Can the buyer close on the date you need? Is the contract going to be assigned to somebody else?
And most importantly:
Does the buyer have a track record of actually closing?
A high offer doesn’t do you much good if the buyer comes back later asking for a large price reduction or can’t complete the purchase.
Local Doesn’t Automatically Mean Better
I should point out that simply calling yourself a “local buyer” doesn’t automatically make someone a good company.
Do your homework no matter who you’re considering.
Look at reviews. Ask how long they’ve been buying houses in the area. Find out who you’re signing a contract with. Ask questions about the process and make sure you understand the agreement.
The goal isn’t just to find a local company.
It’s to find a reputable buyer who understands your property and can actually do what they say they’re going to do.
